The fixed instalments mortgages belong to the classical mortgages together with the annuity mortgages.
Characteristics
• A fixed end date.
• During its life, amortization is done through periodic instalments;
• The debt reducation is guaranteed;
• From a fiscal point of view, the mortgage is less favourable.
With a fixed instalments mortgage, one pays-off through monthly instalments. Also, with the monthly instalments, interest is paid over the remaining of the debt. As such, the instalments at the beginning of the mortgage will be higher than at the end. The debt is monthly being reduced and as such the interest decreases. The consequence however is that your fiscal benefit reduces as well.
Classical mortgages aren’t favourable anymore. Still, in some cases it can be the best solution, for example for so-called BoxIII loans without interest deduction.
